Patrick J. Gleason, SH&E Vice President

Area of Specialization
Patrick Gleason joined CAM in the Spring of 2005 after almost 11 years at Dallas/Fort Worth International Airport.  Immediately prior to his departure from DFW, he was the Vice President of Revenue Management with responsibility for the majority of the non-aviation business units.  During his tenure at DFW he was responsible for the redevelopment of concessions in the four existing terminals and creating the largest tenant direct leasing program and related property management systems in the industry.  For the last four years he has been involved in the design and construction of the new international Terminal D concession and passenger amenity program including a Grand Hyatt Hotel fully integrated into the Terminal.  In addition to the in-terminal concession program, Patrick was also responsible for Parking Revenue Management and the Rental Car Concession.  He brings to CAM a wealth of experience in the design and hands-on implementation of revenue and revenue-enhancement/improvement programs.

Prior to DFW Patrick held various senior level positions in the real estate, restaurant and hospitality industries.

Client Engagement
Los Angeles World Airports

Created a food, beverage and retail concessions master plan for all nine terminals.  Created demand analyses, feasibility analyses, intercept surveys, solicitation and negotiation strategies.
Implemented multi-faceted advertising and sponsorship programs at LAWA.  Researched and analyzed advertising signage techniques, including static, video, touch screen and other alternatives with respect to achievement of LAWA image, revenue and customer service objectives.

Developed a Marketing Income Implementation Plan which identifies non-traditional means of revenue enhancement through an Airport Marketing Income program.  Included product rights sponsorships, promotions, sponsorships, supplier sponsorships, naming rights and licensing/branding opportunities.  Duty free and other solicitation and negotiation strategies and analyses. 
San Jose International Airport Review of existing concessions plans and layout, analysis of alternative methods of concessions management, food/beverage and retail revenue projections, marketing concession program-including planning and solicitation.  Assist the Airport Design Team in concession plan development for the new North Concourse Terminal Building.  Assist the Airport Master Plan Team in concession planning and design assistance tasks for Terminal A, A+, Terminal B, South Concourse and other future development areas at the Airport.  Provide passenger amenities (concession) consulting services.  Provide the Airport design team with a preliminary, high level concession plan for food, beverage and retail, including the development of concessionaire sales and revenue projections, proformas and internal rate of return calculations per unit.  
McCarran International Airport

Provide Design Services for Terminal 3 and Related Facilities; Concessions Planning and Coordination Services. 

Central Receiving Inspection Facility Project included situational diagnostics analysis/capacity analysis, alternatives analysis, space program and specifications and financial analysis.

San Diego International Airport Development of Advertising RFP process and Concession Plan Program, including Concessions planning, lease negotiations, operating performance standards and tenant improvement program development.  RFP process including contract document development and evaluation/selection process.
Palm Springs International Airport Development of Concession Plan Program, including Concessions planning, lease negotiations, operating performance standards and tenant improvement program development.
Cleveland Hopkins International Airport

Situational diagnostics review, concept development, sizing, and location analyses, menu and merchandise assortment plan development, per unit proforma development, and revenue projections and feasibility analyses.  Interim and long term concessions plans. 

Development and implementation of on-site market analyses and on and off-airport trends analyses.   Existing prime operator negotiations and related analyses.

Lexington Blue Grass Airport

Provide analysis about hospitality/lodging related development on airport property by providing a Preliminary Hospitality/Lodging Market Overview.

Concession Development Planning by review and interpretation of the demographics and lifestyle (psychographics) of each segment of airport's customer base.  This includes terminal traffic flow analysis, a review of any existing passenger survey data and other market research data, and a detailed analysis of concession unit performance.  The objective is to determine who and where the customer is in order to identify the most appropriate concepts for the existing concessions program.

Airports Authority Of Trinidad and Tobago Assist in the development of a first class on-airport Hotel RFP for Piarco International Airport for Spring 2007 hotel opening.  Bid evaluation, negotiation with the selected bidder.  Our work insures that the right project will be built, that the hotel to be operated meets the demands of the market, that the deal terms are commercially reasonable, and that the concession agreement between the developer/operator generates a realistic level of revenue to the Authority. 
DFW Grand Hyatt Hotel Experience included team participation in the development (from concept to feasibility), valuation and ultimate condemnation of an existing airport hotel, negotiation of hotel and property management agreements, including the hotel lease and management agreement, design of the hotel, project (construction) and budget management up to the start of the take-over of the hotel by the Hyatt pre-opening team.
