Boston, MA – The Indianapolis Airport Authority the City of Indianapolis, and the State of Indiana recently completed a successful lease negotiation with AAR Corporate of Chicago, Illinois, to lease a major portion of the former United Indianapolis Maintenance Center (IMC). The execution of the AAR lease is the culmination of more than a year’s effort to develop an effective marketing strategy and locate viable tenants for the IMC in a turbulent aviation environment. The Authority adopted a multi-tenant strategy for remarketing the facility, and AAR will serve as an anchor tenant. Understanding the current market for Maintenance Repair and Overhaul (MRO’s) was a key step in structuring a competitive lease package. SH&E congratulates all parties involved in the successful negotiation. SH&E is the remarketing agent for the IMC and serves as a strategic advisor to the Indianapolis Airport Authority (IAA). SH&E has worked actively over the past year and a half for the State, the City and the IAA in developing a multi-tenant marketing strategy and has been assisting in the remarketing of the facility. With the execution of the AAR lease, the IAA and SH&E are still looking for additional tenants for IMC. Three types of spaces are currently available: a two bay maintenance area suitable for work on Boeing 757 type aircraft, the space includes 90,000 square feet of high hangar space, with an additional 30,000 square feet of ground-level support areas and 73,000 mezzanine with two full 757 docking systems; backshops representing 188,000 square feet, and includes a machine shop, composite shop, and warehouse space, as well as all heavy equipment currently in place; and a 177,000 square foot materials handling warehouse, which currently include a sophisticated materials handling system, designed for aircraft parts management.
